Who we are.

Clear Heir is a Georgia heir buyout firm. We buy one heir’s share of an inherited house, so you can get your money out without the rest of the family signing, agreeing, or being told. We are not a law firm, not an agent, and not a “we buy houses” wholesaler. This page explains what we actually are.

What we do, in one paragraph

Someone dies. The house passes to several people at once. Now nobody can sell it, because a normal sale needs every owner to sign, and one of them will not. That is where most families get stuck for years.

We buy the share of the one person who wants out. The rest of the family keeps theirs. Nobody gets pushed out of the house, and nobody has to sit down at a table together. That is the whole idea behind selling your share.

Why we can buy what others will not

Most buyers need clean title. We do not.

A house with a dead owner on the deed, four missing heirs, and six years of back taxes is not a deal a normal buyer can close. Their lender needs title insurance, and no title company will write a policy on a record that unclear. So the deal dies, and the family is told to go hire a lawyer.

Clearing title is our actual business. We do the heir search, the affidavits, the quiet title work, and the tax payoff after we buy. That is not a favor we do. It is the work that makes the purchase worth making.

What we pay for

We pay the cost of clearing the title. You do not.

No retainer. No filing fees. No attorney bills. When we buy your share, that cost moves to our side and stays there. If the cure turns out harder than we thought, that is our loss. You were already paid.

This is the part that separates us from the usual advice. Most people in your spot are told to hire a lawyer first, front several thousand dollars, and wait. Most families who inherit a bad title do not have that money. That is the wall.

What we are not

We are not a law firm. Nothing on this site is legal advice. We buy property. If your situation needs a lawyer, we will say so, and we often do.

We are not the highest offer.A clean house on the open market beats us every time. We will tell you that on the call. What we offer is a sale that can actually close when the open market cannot — the difference between an investor and an agent.

We are not a wholesaler. Wholesalers buy whole houses, which needs every owner to agree. They also work in a pressure register: countdown offers, bandit signs, mail to every relative they can find. We do not do that. We contact you and nobody else.

We are not for everyone. If your family agrees and the title is clean, list the house with a good agent and split the money. You will do better. We mean it.

Where we work

Georgia only. We work across the metro Atlanta counties most often, including Fulton, DeKalb, Cobb, Gwinnett, and Clayton, and we take cases in other Georgia counties as they come.

We stay in one state on purpose. Heir property law is state law. Georgia does things other states do not, like year’s support and the special master step in a quiet title. Knowing one state well beats knowing thirty states poorly.

A note on our name

There are two other businesses using the Clear Heir name online. One is a probate software product at a different address. One is a placeholder page. Neither is us, and neither buys property.
